Keep in mind that the homeowner, county records, or MLS information available regarding the subject property for comparison to recent sales may not be accurate. Such information is likely to result in a false image of the subject property, jeopardize an accurate analysis of recent sales and listings, and produce very inaccurate response. 


For that reason, the California Office of Real Estate Appraisers (www.orea.ca.gov) has determined that a comp check is a violation of the Uniform Standards of Professional Appraisal Practice UNLESS all of the steps required to complete an appraisal are accomplished and in the appraisers work file. In that case, the appraiser cannot accept an order on the same subject because it would be deemed as an order request with a pre-determined value estimate, which is also a violation of the USPAP.

The Office of Real Estate Appraisers (OREA), which is the state office responsible for insuring that appraisers follow the nationally established Uniform Standards of Professional Appraisal Practice (USPAP), has stated that the communication of a "range of value" by an appraiser constitutes an appraisal of the property in question and must be documented by a work file showing all of the steps required for the conclusion of an opinion of value. To merely come up with a range of value based on the simple perusal of data constitutes a violation of the ethics provision of the USPAP standards and jeopardizes the license of the appraiser.
